Sobha Liora is an understated luxury offering 200 units across three buildings on a 3-acre land on Immadihalli Main Road in Whitefield. Its builder, Sobha Limited, is literally developing it next door to its own completed Sobha Windsor community, so the neighbours, the trees and the daily rhythm are already there. You can select between just two layouts, 3 BHK or 4 BHK, at Rs 21,000 per sft on an all-inclusive basis. It is scheduled to launch in January-February 2027, with possession in 2032. This is a tiny, settled address, rather than another big campus, for anyone thinking of luxury apartments in Whitefield.

Three Purple Line stations are around 3-4 km by road, ITPL is around 4.9 km and Marathahalli’s Outer Ring Road section is over 9.6 km. All-inclusive homes are Rs 21,000 per sft. Unit rates will be shared by our staff on request. The RERA application is pending with the regulator in Karnataka and we have Sobha Liora pre-launch registrations open with us currently. Many buyers just name it Sobha Liora Hope Farm address since the junction is a short drive from the gate.

✦ Inside the Community

Sobha Liora Whitefield will house only 200 families. They share three 22-storey towers and a clubhouse of around 40,000 sft, so communal areas are quiet rather than congested. The density is around 67 units per acre. Each 3 BHK has one car park whereas each 4 BHK has two, with layouts designed at around 70% carpet efficiency. The 739 residences of Sobha Windsor, spread across 13.7 acres, give the street a lived-in sense from day one, beyond the gate.

✦ Why Liora by Sobha Deserves a Closer Look

The first reason is space. Liora’s 3 BHKs are larger than 3 BHK homes in Sobha Windsor next door which are about 1,550–1,820 sft. All the 4 BHKs have 2 car parks. Each home is mostly made in Sobha’s own factory, which means consistent finishing. The locality is already developed and the KR Puram Blue Line interchange should be ready well before the 2032 deadline. In Whitefield’s new residential buildings such a blend of space, luxury and tranquillity is hard to find.

All 200 residences are on a tiny footprint sharing a 3-acre parcel with three towers of 22 stories each. The Sobha Liora master plan keeps the density close to 67 residences per acre, but goes vertical with a clubhouse of around 40,000 sft at the core of everyday activity.

Sobha Windsor sits beside the plot on 13.7 acres of finished homes, which is why the parcel is often called Sobha Windsor Phase 2 Whitefield. Registered buyers receive the Sobha Liora site plan from us the moment it is published.

About

About

Sobha Liora starts with a simple idea; fewer homes, more space and a neighbourhood that already works. Sobha is erecting three 22-storey towers with 200 residences between them on 3 acres near Immadihalli Main Road. For buyers, there are just two options, a 1,900-2,000 sft 3 BHK and a 2,400-2,500 sft 4 BHK with their own car parks. That aim is for those who would like to have a bigger house in a smaller community than to pursue a long list of amenities on a busy campus. It also provides the project a unique flavour from the start.

Buyers often refer to the location as Sobha Windsor Phase 2 as it is adjacent to Sobha Windsor. Windsor is a completed Sobha neighbourhood of 739 homes on 13.7 acres, with its gates and trees and daily rituals long in place. You may wander its streets, witness the Sobha homes aging, and schedule your trip to work from the same corner before you commit to anything. Such a first-hand preview is unique for a pre-launch purchase because it removes most of the guesswork from choosing a new location. For most tourists, one afternoon there answers more questions than a pile of papers.

The planning inside the houses is in a comfortable direction. Carpet efficiency is around 70%. Each 3 BHK has a car park and each 4 BHK has two. The entire neighbourhood has one clubhouse of about 40,000 sft. That means 200 houses enjoy a facility that is divided among thousands in bigger developments. Here young families looking to move on from their first flat will have room to flourish. Couples who desire a fourth bedroom for parents and professionals who prefer a quiet building to a busy township will too. They each get space within the home and breathing room outside it.

The project is scheduled for a ceremonial debut in January-February 2027 and handover in 2032. All-inclusive price is Rs 21,000 per sft. There is already an RERA application with the Karnataka regulator. At this pricing Liora is almost at the top of the Whitefield market, and the premium buyer buys a boutique Sobha property next to a finished Sobha community. Buyers looking at new launch luxury apartments in Whitefield should assess it on those grounds and against a five year build to handover. Book early and have the best choice of tower, floor and outlook when booking opens. Our experts can walk you through the allotment process before you commit.

Location

Location

Liora’s section of Whitefield is obviously residential. There are gated communities lining the roadways around the property, Hope Farm Junction is a short distance to the north-west and Channasandra close to the north. To the south east is Immadihalli and Hagadur. The property is 1.7 km drive from Whitefield Main Road. ITPL and EPIP offices are 5-6 km west. Homes at Sobha Liora Whitefield Bangalore are so close to work yet away from its noise. Evenings are tranquil, weekend mornings leisurely and days are built around family, not office. This is precisely why many of them moved here first.

The errands you run every day are brief. Whitefield Global School is around 2.2 km for school runs and Deens Academy about 3.5 km. There are over a dozen K-12 schools within a 15 km radius including TISB, Greenwood High, Inventure Academy and Oakridge. Motherhood Hospital is about 3.5 km away, Manipal Hospital on Varthur Road is about 3.8 km away and Vydehi Hospital is about 5.5 km away. Medical care is just as near. Nexus Whitefield is a shopping mall which is about 3.3 km away from home. Families visiting the Sobha Liora Immadihalli Main Road location will seldom need to travel the city for the basics, saving real time each week.

For many homes, work is even nearer. ITPL is around 4.9 km, EPIP Zone is around 5.9 km, Prestige Shantiniketan is around 6.6 km and Outer Ring vehicle offices are 10-14 km via vehicle. So literally, Liora is a Sobha pre-launch project near ITPL which is a short drive, or a metro hop away from Hopefarm Channasandra. Sobha Liora near ITPL also gets an advantage with three Purple Line Metro stations within 3-4 km via vehicle. There are few future projects on the Immadihalli Road that provide this commute with a finished Sobha neighbour on the same street, and even fewer at this scale.

There is no place that is perfect, and this one also comes with trade-offs. Immadihalli Road is only two lanes and traffic towards Hope Farm slows down at peak hours so test the drive at rush hour before you book. The KR Puram Blue Line junction, expected to come up by mid-2027, is expected to simplify cross-city travel. Bangalore metro schedules have been delayed in the past. Even so, Sobha Liora in Immadihalli provides a reasonable balance of commute and serenity for most families. We would be more than pleased to arrange a visit at the busiest time of the day so that you can see for yourself and judge with confidence.

Bangalore

Bangalore

The pace of Bangalore’s house market has been maintained and Sobha Liora Bangalore buyers arrive at a steady time. Apartment prices in the city rose by roughly 8% year-on-year in Q3 2026, sales increased by about 12% and launches by about 17%. Demand is also moving up the price ladder. The Rs 2-5 Cr bracket now accounts for almost 29% of sales based on H1 2026, compared to 22% a year ago. Buyers demand larger homes from builders they trust now. A boutique Sobha project easily fits that change; it offers both. This context helps explain the popularity of larger layouts throughout the city.

Much of such activity is in the east. East Bangalore accounted for 43% of new launches and 44% of sales across the city in the second quarter of 2026, driven by employers surrounding Whitefield, ITPL and the Outer Ring Road. Whitefield, for that matter, is the largest and oldest IT hub in the city. Senior workers and company leases tend to gravitate to houses closer to the office, keeping demand for luxury apartments in East Bangalore grounded in genuine jobs. So people who buy in Sobha Liora East Bangalore are not on an unproven edge but on a working corridor with schools and hospitals in place.

Transport linkages are catching up, The Purple Line has been running to Whitefield since March 2023, with the Blue Line from Silk Board to KR Puram expected to be operational by mid-2027 and trains to the airport via KR Puram scheduled for March 2028. On the roads, Satellite Town Ring Road already connects Dobbaspet with Hoskote. One may drive around 100 km of the Bengaluru-Chennai Expressway from Hoskote today. A contractor has recently got the first package of the Peripheral Ring Road. The majority of these links will be in everyday use by the time of the handover in 2032, reducing the travel time in and out of Whitefield for every inhabitant.

There are risks to keep an eye on. In Q2 2026, Bangalore had over 79,200 unsold homes equivalent to almost 15 months of supply, with roughly half of these located in East Bangalore. Nearby large township launches continue to feed that pipeline. However, a Sobha new launch in East Bangalore with only 200 units hardly makes a dent in the overall picture, and few upcoming luxury apartments in East Bangalore are planned on such a tiny scale. Costs vary enormously between developers and micro-locations across the zone, and there is plenty of choice. We can help you position Liora versus the options that are important to you.

RERA

RERA

Liora is in the pre-launch phase. An application for registration is pending with the Karnataka Real Estate Regulatory Authority and a formal launch is expected in January–February 2027. Buyers can register interest till the arrival of Sobha Liora RERA number. Nobody signs an agreement for sale or starts to pay installments. The order plays to your strengths. All the documents that you would finally sign will refer to a registered project whose carpet areas, timelines and approvals are in the public domain and you get time to study the facts before parting with any money. We keep all registered buyers updated as each stage is completed.

This is the simple version of the Sobha Liora project status. The registration is pending, the expression of interest window is open with Sobha’s sales team and work on site only begins after RERA registration. At Sobha Liora’s new launch, expressions of interest are converted to bookings, generally in the order buyers have registered. Register now and be first in line for tower, floor and outlook, with a Sobha Liora debut date anticipated in January-February 2027. Early buyers just have more alternatives, but later buyers also have options. We will confirm each registration in writing so you always know where you are in the queue.

The aim for possession is 2032, around five years following launch. As for the possession of Sobha Liora in that year, it is based on a delivery record, which buyers may check next door, where the first phase of Sobha Windsor got its occupancy certificate in January 2025. Towers with 22 storeys also need to have height related permissions and these would be displayed when the registered project file is uploaded on Karnataka RERA portal. Until then, please treat any figures on this site as suggestive. We will indicate any change in the timeframe as soon as Sobha announces it so you are never caught off guard.

Three checks need to be done when Sobha Liora RERA certificate is out. Verify the registration number and carpet area of the unit you have opted for on Karnataka RERA portal. Go through the cost sheet line by line to check what is covered in the all-inclusive fee of Rs 21,000 per sft along with stamp duty and registration. In Karnataka, they add up to around 7.6% of the value of the agreement. Stamp duty is 5% before cess and surcharge, and about 5.6% after the two are added along with the registration fee which is 2%. Our team walks you through every step before you book, at your own leisure.

Builder

Builder

Sobha Limited, the developer of Sobha Liora was established in 1995 by P.N.C. Menon is a public company listed on the NSE and BSE after an IPO in 2006. Ravi PNC Menon is Chairman and Jagadish Nangineni is Managing Director. Thirty years later its finished work is 156.45 million sft in 599 developments across 28 cities and 14 states in residences, offices and contract projects. Its greatest market is Bangalore, which accounts for more than half of its recent sales. Sobha apartments in Whitefield starting with Sobha Windsor are a tangible part of that record and accessible to any buyer.

Sobha's true difference is in the factories. The company makes most of the materials itself rather than buying them; Interiors are made at a 3.75 lakh sft plant that can produce 7,000 doors a month, windows and facades are made at a 1 lakh sft glazing and metal works unit, its own concrete products, granite processing at Hoskote and a 73,000 sft precast facility. That chain offers Sobha a tight control over finish and workmanship, the quality purchasers associate with Sobha luxury apartments in Bangalore and fewer contractors on site means less difference between brochure and finished home. You may see the result in any completed Sobha building.

Its financial situation is sound. The company’s sales bookings in FY26 recorded a record Rs 8,136 Cr, up nearly 30% from the prior year, while the first half of FY27 contributed Rs 5,862 Cr. The average realisation rose to Rs 15,604 a sft from Rs 13,412 a sft in around 18 months. The company has a credit grade of AA- with stable to positive outlooks and it has Rs 322 Cr more cash than debt at end-September 2026. That strength translates into lower delivery risk which purchasers may quantify for a Sobha new launch in Whitefield with a 2032 handover.

Liora is part of the broader Sobha presence in the east. Next door is Sobha Windsor, a 13.7-acre project with 739 homes; Sobha OneWorld is a 3,484-home township next to Hoskote; Sobha Neopolis is roughly 26 acres on Panathur Road; and off Sarjapur Road, Sobha Altair is a 3.3-acre, 207-home project inaugurated in Q4 FY26. Out of the upcoming Sobha project in Bangalore, buyers can compare this with a completed Sobha community, which is on the same street. See the same in-house building model here for every Sobha new launch Bangalore has to offer. Whitefield households can inspect Liora, a new Sobha Group project, before construction, in a manner unique for the Group.

Apartments

Sobha Liora apartments are space-optimized. The saleable space ranges from 1,900-2,000 sft for 3 BHK to 2,400-2,500 sft for 4 BHK with approximately 70% carpet efficiency. Each 3 BHK gets a vehicle park and each 4 BHK gets two parking spots. This is essential when both partners are commuting by car. Comparing 3 BHK luxury apartments in Whitefield, the floor plan of Liora is at the spacious end of the spectrum and is notably bigger than the 3 BHKs next door at Sobha Windsor. This extra space is seen in everyday life; be it a calmer study nook, or space for family to visit during festival time.

Owning in a gated high-rise comes with practical perks. The security, common facilities and clubhouse are shared by the whole community, yet each family owns its own home and has an undivided piece of the land. A 4 BHK Sobha Liora is for three generations under one roof for a professional couple who want a study and a spare bedroom, with two car parks and the biggest floor area in the project. Liora’s 2,400-2,500 sft residences are a direct alternative for buyers looking for luxury 4 BHK apartments in Bangalore outside a huge township and bigger homes are often better for owners who will be staying for years.

The format also varies with life. A 3 BHK acquired for a young family can subsequently be used as a home office, and both layouts are good for extended leases to senior workers on the ITPL, EPIP and Outer Ring Road campuses. Sobha Liora flats are adjacent to Sobha Windsor where resale houses are fetching Rs 14,500-15,400 a sft therefore owners have a good benchmark of value. That adjacent benchmark also illustrates how a Sobha address holds up after transfer. Very few new projects can offer such a reference at the time of purchase, and makes future decisions easier.

Liora; a purposely narrow product with two layouts and only 200 homes, one builder known for creating its own materials, among new launch flats in Whitefield. The Sobha flats in Whitefield are recognised from Windsor onward and Liora takes this to larger residences in a smaller environment. The price is the trade-off which is Rs 21,000 per sft all-inclusive. If you have a unit in mind, our experts can do that comparison. That increased room alone is enough to get many purchasers to take a second look.

Why Invest in Liora?

Begin with the market. The average price of flats in Whitefield is 13,400-14,500 per sft in 2026, up by 9-14% in a year. New-launch base rates have up more than 2x since 2019, a CAGR of ~13.5%. If conditions remain, we expect growth of 8-12% per year over the next few years. These data hint to a mature market, growing at a steady pace, not at a sudden rate. A long hold suits it and with possession in 2032 the building years give value time to build. The Sobha Liora investment thesis is based on that stable platform and not on short term speculation.

Sobha Liora investment potential is governed by two forces; scarcity and brand. The project is only 200 homes, a tiny addition to local supply, while the standards of Sobha's own factories may be inspected next door at Sobha Windsor. Liora’s Rs 21,000 per sft is 17-42% higher than most A-grade properties around it and about 40% higher than Windsor resale. Sobha Liora property appreciation will depend on the project holding that gap through a strong specification, its modest scale and a Blue Line running long before handover. We can run the statistics on whichever unit you're looking at.

Rent is another source of return. The Sobha Liora rental yield is on par with the A-class developer benchmark. You should be able to get 3.5 -- 4% of the cost per annum on a semi-equipped property and 4 -- 4.5% on a furnished home. Senior personnel and firm leases from ITPL, EPIP Zone and the Outer Ring Road, a pool that is extended by three metro stations at a distance of around 3-4 km, are likely to be tenants. Limited supply also safeguards any Sobha Liora rental investment. 200 homes can’t flood their own rental market like a vast township may. Unfurnished residences are at the high end of that range.

Timing favours the early mover. Buyers who purchase at the pre-launch stage enjoy the privilege of first choice of tower, floor and outlook. This is why pre-launch projects in Whitefield see early registrations. Sobha typically has a construction-linked plan, whereby payments are staggered throughout the build. Sobha Liora NRI investment is easy to justify as NRIs get a listed developer, an RERA controlled purchase and a property in the city's biggest IT district. For those following Sobha pre-launch projects 2027, Liora is easier to benchmark than most, with the adjacent Sobha community already completed. The numbers below summarise the market underpinning this position.

Reviews

Since Liora is still being developed, there are no residents and no real feedback from Sobha Liora residents. No internet rating or testimonial you will find today can possibly describe residences that are still only on paper. You may now examine the plan, the builder and the neighbourhood and this Sobha Liora review looks at all three. We’ve kept it qualitative and balanced, laying out what works and what merits a second look before you book, so you can come to your own conclusions. Think of this as a beginning point for your own checks, not a final judgement.

A number of strengths jump out. Sobha does so much of it itself, it keeps a close eye on the quality of the finish and you can see that quality for yourself before you commit to the finished Windsor neighbourhood next door. A 200-home scale, spacious 3 BHKs and two vehicle parks for every 4 BHK are what upgrading Whitefield families are asking for. On paper, Liora seems to be a good fight for the best Sobha project in Whitefield for those looking for a smaller, quieter neighbourhood. You can check out all these things in a single visit. Few projects can be measured so concretely at pre-launch.

Sobha Windsor resale is around 40% less than Liora’s pricing of Rs 21,000 per sft and the final standard and amenity list would have to justify this difference. It will take around five years before a 2032 handover. Rush hour traffic on Immadihalli Road is worth seeing first hand. This is all typical for a luxury pre-launch project, but you should get explicit answers to each of these points before you book. We’ll take each of those up with the developer for you as a team. You’re going to have those answers in writing, so it’s not going to be a verbal promise.

We’ll reserve ratings and quotes until the first homes are delivered and we can include input from verified residents. For the moment the best guide is a visit of your own. Spend an hour at Sobha Windsor, drive to your office at peak time and sit down with our team to read the cost sheet. Those three steps provide you some solid information to check between them. Opinions online are conjecture at this point, your own visit is evidence. We are happy to work with your schedule, and can offer a weekend time if weekdays are all booked up.
